    The cheapest insurance you can buy on a parking lot. Hot-pour rubberized sealant is routed into open joints before water and freeze-thaw cycles turn a ¼-inch crack into a base failure.

    A coal-tar or asphalt-emulsion wear coat that locks out UV, oil, and water — the single biggest factor in stretching the life of an existing asphalt surface.

§05 — Operations FAQ

The questions a property manager types into Google before picking up the phone.

What is your service area, and will you travel outside it?

Our home service area is an 11-county region centered on Greenville, SC, including Anderson, Spartanburg, Pickens, Laurens, Greenwood, Abbeville, Oconee, Cherokee, Union, Greenville, and Henderson counties. We are fully licensed in South Carolina, North Carolina, Georgia, and Tennessee, and will travel statewide and into adjacent states for rehabilitation work over a defined scope. We do not market or perform work outside the Southeast.

What does your workmanship warranty actually cover, and for how long?

Every Savior TPC project carries a documented 2-year workmanship warranty — twice the 12-month standard most commercial contractors offer. The warranty covers material failure, adhesion failure, and workmanship defects on the scopes we performed. It does not cover damage from new base failure, mechanical impact, chemical spills outside normal vehicle use, or acts of nature beyond design storm events. You receive the warranty document at the post-job walkthrough.

Is there a minimum job size, and will you take on smaller properties?

Yes. Our minimum scope is sized to mobilize a full crew economically — generally around 10,000 sq ft of sealcoating or the equivalent dollar value in crack sealing, concrete repair, or striping. Properties below that threshold are usually better served by a smaller local outfit, and we'll tell you that on the phone rather than quote the work. We are commercial-only by policy and do not perform residential driveway work.

What insurance and licensing do you carry?

Savior Total Pavement Care, LLC is fully licensed as a contractor in South Carolina, North Carolina, Georgia, and Tennessee. We carry $5,000,000 in general liability insurance and full workers' compensation coverage on every W-2 crew member. We are a BBB Accredited Business since 2003, currently rated A+, with zero complaints filed in the last 36 months. Certificates of insurance are issued with your quote packet.

What weather conditions can stop or delay a project?

Sealcoating and infrared patching require a dry surface and ambient temperatures above 50°F for the full cure window. Asphalt paving requires a dry, unfrozen sub-base. We build a 1–2 day weather contingency into every schedule and notify you by 4:00 PM the day before any reschedule. Storm events and sustained rain are the most common causes of reschedule; we do not push work into conditions that compromise the warranty.

How fast can you respond to an emergency pothole or trip hazard?

Because we self-perform 100% of the work with our own W-2 crews and our own equipment — no subcontracted day-labor — we guarantee a 24-hour response window on emergency pothole or trip-hazard calls inside our 11-county service area. Infrared patching lets us complete most emergency repairs the same day, with the lot reopened to traffic within two hours of completion.
